This is a request for a Conceptual PDon 106 acres and a Detailed PO on approximately 36 acres. Place a note acknowledging that approval of detail plans will be required before any building can be accomodated on any portion of the remainder of Block A. SITE PLAN/ELEVATIONS 1. North property line distance different on Site Plan and Plat--which is right? 2. Delineate all setbacks from building to adjacent property lines. 3. Label proposed use north of this project, and distance to school property line. 4. Parking required note needs to reflect city requirements (1/1000). 5. Change building area note to indicate "warehouse" use, not "office" use. 6. If any part of building is non-warehouse, please note square footage of each use, parking requirements, and parking proposed to be provided. 7. Note how you determined total parking of 322 spaces. 8. Include acreage (in total acres) in Site Coverage data. 9. This parcel is proposed for PO only, area north and east is currently zoned LI (see first note). 10. Please provide section thru berms, dimension, and show I.s. proposed. 5. Truck courts need HEAVY landscaping to screen from Dividend Drive--consider hedges at top of berms as well as adding more year-round foliage landscaping.
