RE: Case No. PD-222-LI. Duke Leslev Addition
Dear Mr. Bennett:
This letter is to inform you that Case No. PD-222-LI. Duke Leslev Addition, zoning change request from
LI (Light Industrial) to PD-222-LI (Planned Development-222-Light Industrial) to allow for a parking ratio
of one space per 5,000-square-feet for warehouse use and a living screen for truck courts instead of a
masonry wall on 106 acres of property and to attach a Detail Site Plan to allow a 755,394-square-foot office
warehouse building on 36.2 acres of property located at the northwest comer of Beltline Road and the
proposed extension of Dividend Drive, was recommended for approval by the Coppell City Council (6-0)
on Tuesday, April 1 0, 2007, subject to the following condition:
1) Note on Landscape Plan that required perimeter landscaping is 63,958-square-feet. Overall
landscaping required is 267 ,214-square- feet; provided landscaping is 400,4 72-square- feet.
Please submit to the Planning Department by Wednesday, April 25, 2007, two (2) 24"x36" copies of the
revised landscape plan, incorporating the above-stated condition. Also, please submit one (1) 8 Y2 x 11-
paper reduction along with one jpg., tiff., pdf., or similar electronic file.
For your information, the City Council approved an amendment to the Comprehensive Land Use Plan
from Freeway Office to Light Industrial Showroom on 106 acres of property.
In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has been
completed and Council has approved the Ordinance, a copy will be sent to you.
