P&ZACTION Letter 062207 THE.CITY.OF COPPELL '\" June 22, 2007 Mr. Matt Alexander Dowdey, Anderson and Associates, Inc. 5225 Village Creek Drive, ste. 200 Piano, TX 75093 RE: PD-l 08R7-SF-9, The Chateaus of CODDell Dear Mr. Alexander: This letter is to inform you that Case No. PD-108R7-SF-9, The Chateaus of COP Dell, to amend the land use designation on the Comprehensive Land Use Plan from Public/Institutional to Residential Low Density on approximately 11 acres of property along Denton Tap Road and a zoning change request from PD-108-L1 (Planned Development-108-Light Industrial) to PD-108R7-SF-9 (Planned Development-108R7-Single Family-9), with a Concept Plan, to allow the development of 56 single-family homes and common/ open space areas on 20 acres of property located at the southwest corner of Bethel and Denton Tap Roads, was recommended for approval by the Coppell Planning and Zoning Commission (6-0) on Thursday, June 21, 2007, subject to the following conditions: 1) Increase the width of the common area along Bethel Road, east of the new street to 15 feet. 2) Include a 5' wall maintenance easement on the residential side of the "X" lot. 3) Provide a 20' waterline easement between the lots on the south side of the property. 4) Re-analyze the Area Drainage Map to address the drainage areas as indicated in the Summit at the Springs. Also provide a 6" crown instead of 5" on the Drainage Plan. 5) Landscaping along Denton Tap Rd. should not interfere with the 15" sanitary sewer line in the 20' easement. 6) Revise the Plant Table on the Landscape Plan to only include the plant materials and quantities intended for this project and increase its legibility. 7) Include proposed street names on Zoning Exhibit and Concept Plan. 8) Provide minimum house size of 3200 square feet as a PD condition. 9) Parking is restricted to one side of the street through the initial block of the proposed development. 10) Add "See attached Exhibit B" to Section 6-0.2 of PD Conditions. 255 PARKWAY * P,O,BOX 9478 * COPPELL TX 75019 * TEL 972/462 0022 * FAX 972/304 3673 The date scheduled for consideration by the Coppell City Council is Tuesday, July 10, 2007, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24x36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, June 27th, 2007.
