RE: PD-108R7-SF-9. The Chateaus of CODDell
Dear Mr. Alexander:
This letter is to inform you that Case No. PD-108R7-SF-9. The Chateaus of CODDell, to
amend the land use designation on the Comprehensive Land Use Plan from
Public/Institutional to Residential Low Density on approximately 11 acres of property
along Denton Tap Road and a zoning change request from PD-108-L1 (Planned
Development-108-Light Industrial) to PD-108R7-SF-9 (Planned Development-108R7-Single
Family-9). with a Concept Plan, to allow the development of 56 single-family homes and
common/ open space areas on 20 acres of property located at the southwest corner of
Bethel and Denton Tap Roads. was approved by the Coppell City Council (4-1) on
Tuesday, July 10, 2007, subject to the following conditions:
1) Proposed screening wall west of the new street aligned with the existing wall
in the Summit at the Springs subdivision, then may angle to the south.
2) Include a 5' wall maintenance easement on the residential side of the "X" lot.
3) Revise the Plant Table on the Landscape Plan to only include the plant
materials and quantities intended for this project and increase its legibility.
4) Include proposed street names on Zoning Exhibit and Concept Plan.
5) Sideyard fencing detail that is revised to ornamental instead of a board on
board fence.
Please submit to the Planning Department by Wednesday, July 18, 2007. two (2) 24"x36"
copies of the revised plans incorporating the above-stated conditions. Also. please
submit one (1) 8 1h x 11-paper reduction along with one jpg., tiff., pdf.. or similar electronic
file.
In order to prepare an Ordinance, we need to assemble appropriate documentation.
When this has been completed and Council has approved the Ordinance, a copy will
be sent to you.
As a reminder, the zoning change sign can now be returned to the Planning
Department for your deposit reimbursement of $150.
