RE: The Villaae at Old CODDel1. Preliminary Plat
Dear Ms. Kolberg:
This letter is to inform you that The Villaae at Old CODDell. Preliminary Plat, to allow
the development of a seven lot, 10.4 acre development located along the east
side of Coppell Road, approximately 250 feet south of Bethel Road, was approved
by the Coppell City Council (7-0) on Tuesday, August 14, 2007, subject to the
following conditions:
1) Contact Larry Redick at 972-323-8917 to discuss electric service
requirements.
2) Water plan does not indicate their system as being private, not
showing DDCV vaults.
3) Show FDC (fire department connections) on water plan. Must be
within 50' of a fire hydrant and on the same side of the fire lane.
4) Include lot numbers and block letter (A) on plan and within title block.
5) Show existing structures and site features, noting if structures are to
remain, be relocated, or be removed.
6) Submit a copy of the cross access/parking agreement and a property
owners' association agreement for maintenance of private utilities.
7) A replat is required to be submitted including the entire Service Center
property when the replat/final plat for this property is submitted.
For your information, Preliminary Plats are valid for nine months. Your final plat must
be submitted to the Planning Department for consideration prior to May, 2008.
Please submit to the Planning Department by Wednesday, August 29, 2007, two (2)
241x36" copies of the revised preliminary plat and utility plan incorporating the
above-stated conditions.
