P&ZACTION Letter 092107 THE.CITY.OF COPPELL September 21 , 2007 Ms Donna Kolberg 203 Winding Hollow Lane Coppell, TX 75019 RE: Coppell Service Center, Lot 1 R, Block 1, Final Plat and Replat Dear~ This letter is to inform you that the Coppell Service Center, Lot 1 R, Block 1, Final Plat and Replat. to relocate the Service Center Drive approximately 340 feet to the south of the current location and to expand the Coppell Service Center boundaries to allow for expansion of service center uses, on 10.87 acres of property located along the east side of Coppell Road, just north of the Dallas Area Rapid Transit right-of-way, was recommended for approval by the Coppell Planning and Zoning Commission (6-0) on Thursday, September 20, 2007, subject to the following conditions: 1) The 15' utility easement and TXU easement were dedicated by separate instrument; therefore they should be abandoned by separate instrument. (Not by re-plat of Service Center). 2) The vault on the west side of Coppell Rd. shall be placed on the east side of Coppell Rd. in a 20'X20' easement. 3) Revise all signature blocks to reflect only "Coppell Service Center, Lot 1 R, Block 1". 4) Change title block and plans to read "Lot 1 R" in place of "Lot 1 ". 5) Revise Villages of Old Coppelllots to read "Block A" in place of "Block 1 A". 6) Remove D&D Ltd. from the owner's dedication. Only the City will need to sign as the current owner. The date scheduled for consideration by the Coppell City Council is Tuesday, October 9th, 2007, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24"x36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, September 26th, 2007. Also, please submit one (1) 8'12 "x 11" paper reduction of each revision, along with one jpg, tiff, pdf or similar electronic file.
