RE: Coppell Service Center, Lot 1 R, Block 1, Final Plat and Replat

This letter is to inform you that the Coppell Service Center, Lot 1 R, Block 1, Final Plat and Replat. to
relocate the Service Center Drive approximately 340 feet to the south of the current location
and to expand the Coppell Service Center boundaries to allow for expansion of service center
uses, on 10.87 acres of property located along the east side of Coppell Road, just north of the
Dallas Area Rapid Transit right-of-way, was approved by the Coppell City Council (7-0) on
Tuesday, October 9,2007, subject to the following condition:
1) The 15' utility easement and TXU easement were dedicated by separate instrument;
therefore they should be abandoned by separate instrument. (Not by re-plat of
Service Center).
This Replat and Final Plat must be submitted for signatures by City Officials within six months after
approval by the City Council (April 16, 2008), or it shall be deemed null and void and resubmittal
shall be required. It is recommended that this replat not be prepared for filing, including obtaining
the franchise utility signatures. until after receiving Engineering comments on the first review of the
civil plans. After City signatures have been procured, it is the applicant's responsibility to file the
document with the Dallas County Plat Records Department. Please see the enclosed checklist for
the requirements for filing.
