No comments made on zoning change. No Comments Received 1. Ensure wall and landscaping does not interfere with sanitary sewer on the east side of property. 2. No parking adjacent to Lots 1, 6, 7, 14, 15 Block C and common area 6X. No comment regarding this zoning change request. 1. Tree Removal Permit required prior to start of construction. 2. Park Development fees $1285.00 per unit. 56 X $1285 = $71,960.00 1. Rectify the inconsistencies in the width proposed for Lot 1X along Denton Tap Road: A) Concept Plan indicated 23' landscape/walk and utility easement (Lot 1 X) B) Detail Plan indicates 15' landscape/walk and utility easement (Lot 1 X) C) Landscape Plan - indicates trees, sidewalk and landscaping within a 24 +/- wide area, and D) The Preliminary Plat shows a 15' landscape/walk and utility easement (Lot 1X), and a 7' R.OW. Dedication- if 7' to be dedicated then it also needs to have a sidewalk and utility easement w/in the 7 feet. 2. Detail Site Plan Notes - as revise and/clarify as follows; 1) Where are side walks w/pavers proposed? (They are indicated on the Landscape Plan, but additional detail is needed as to the materials, color, etc.) 2) A tree survey will be prepared in conjunction with a detail plan - This is the detail plan, and it has been submitted! 3) O.K. as written 4) Does this conflict/enhance #1? 5) See conditions 1 and 4 6) O.K. as written 7) Revise to read - "X" Lots are Common Area Lots to be maintained by the Homeowners Association instead on open space lots. 8) Same condition as stated in the Development Data box. 9) Should be moved to Development Data box. Landscape Plan: 1) Need to specify plant materials (not Le.) 2) Include quantities of plant materials in the Plant Table. 3) Existing Sanitary Sewer Line and Easement: L Trees along Denton Tap need to be a spaced minimum of 20 from all man-holes. ii. May re-consider the use of ornamental trees if potential conflict with existing sewer line, shrubs may be a better alternative. iii. Need to provide specific information as to the location of the wall in relation to the sewer line. 4) Provide elevations of all proposed signage, attached and monument, including color, height, materials, etc. 5) Are landscaping and "alternative sidewalk materials" proposed to be placed within the street rights-of-way at the corner of Bethel and Denton Tap and Bethel and Montebello Drive? Need to provide additional information on the "alternative sidewalk materials" 6) What are Volunteer Trees? Are there any trees within this property or just in the railroad right-of-way? 7) As included in the preliminary plat notes- add "Screening wall adjacent to Lot 1, Block A to connect with existing screening wall in the Summit at the Springs, Phase 1." 8) Need to include a color board of the wall materials. 9) Is additional detail available for the entry arches w/in lot 6X?
