RE: Case No. PD-108R9-SF-9, The Chateaus of CODDell
Dear Mr. Paul:
This letter is to inform you that the Case No. PD-108R9-SF-9, The Chateaus of CODDell, a
zoning change request from PD-l 08R7 -SF-9 (Planned Development-l 08R7 -Single Family-9)
to PD-108R9-SF-9 (Planned Development-108R9-Single Family-9), to attached a Detail Site
Plan, to allow the development of 56 single-family homes and common/open space lots
on 20 acres of property located at the southwest corner of Bethel and Denton Tap Roads,
was recommended for approval by the Coppell Planning and Zoning Commission (6-0) on
Thursday, August 30,2007, subjed to the following conditions:
1) Revise Note #7 on the Detail Plan to read as follows "There shall be no parking
adjacent to Lots 1, 6, 7, 14, 15 Block C (east side of Montebello Drive) and
adjacent to common area 6X".
2) A tree removal permit is required prior to issuance of a grading permit.
3) Park development fees of $1,285 per unit ($71,960) are required.
The date scheduled for consideration by the Coppell City Council is Tuesday, September
11, 2007, at 7 p.m. A representative for this case must be present at this meeting, which will
be held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets
only those items that accurately reflect conditions as recommended by the Planning and
Zoning Commission. Therefore, please submit to the Planning Department three (3) 24x36
copies of the revised plans, reflecting the above-stated conditions on or before 12 noon,
Tuesday, September 4th, 2007. Also, please submit one (1) 8Y2x11-paper reduction of each
revision, along with one jpg, tiff, pdf or similar eledronic file.
