1. Turn the tree layer off on the utility plan to make it
easier to read.
2. A manhole would not be needed for the sanitary
sewer at station 3+00 if you make it straight.
3. The existing 16" water line on Bethel Rd. is RCCP,
this may be difficult to tap into.
4. The 2" water is on the west side of Park Rd. and
there is an existing 8" on the east side of Park
Rd.
5. Drainage design will be evaluated further during
plan review process.

Engineering Comments
1) Turn the tree layer off the utility plan to make it easier to read.
Tree layer changed to half.tone line for easier reading. We prefer to leave the tree
layer on to illustrate the need to consider the existing trees when installing utilities.
2) A manhole would not be needed for the sanitary sewer at station 3 +00 if you make it
straight.
Line is bent to save existing trees.
3) The existing 16" water line on Bethel Road is RCCP, this may be difficult to tap into.
Revised connection.
4) The 2" water is on the west side of Park Road and there is an existing 8" on the east side
of Park Road.
Existing 2' water line is now noted "to be maintained".
5) Drainage design will be evaluated further during plan review process.

Provided. Located in median of north parking lot.
3) Location of the fire department connection (FDC)? Needs to be within 50' of a fire
hydrant and on the same side of the fire land as said hydrant.
Relocated fire hydrant to the south and specified installation of FDC.
4) Fire lanes shall be within 150' of all exterior walls. Fire lane, with proper turning radii,
will need to be provided on the west side.
Fire land provided on west side. Regarding 150' distance, refer to Meeting Notes
(Item No. 10) from December 1, 2006 meeting with Chief Oates.

Parking spaces are noted to be 19 feet at double rows, and 18' at head-in to
landscaping.
3) Tree well required between each 15 parking spaces.
16-space row reduced to 15 spaces.
4) Enhanced paving should be shown at main entry.
Main entry to site will be accomplished by Bethel Road improvements project.
5 ) Monument signage dimensions far in excess of permitted signage, are dimensions wrong?
Landscape Architect understood that in a "non-business" zoning district, we are
allowed one monument sign on the public right-of-way that cannot exceed 36 square
feet.
Assuming that this applies to the "effective area" for a detached monument sign -
which is the imaginary rectangle of the horizontal and vertical lines that fully
contain all extremities of the sign location for the above ground area of the sign -
our sign currently exceeds the 36 square feet (taking in the columns on the ends).
Thus, we detached the sign panel from the columns on the end and then slightly
reduced the now freestanding sign panel to meet the 36 square foot criteria.
Further, we are only allowed one sign per 750 of street frontage. However, we
believe this does not apply to our secondary, internal sign. We adjusted this sign in
a similar manner as the main entry sign to meet the max. 36 s.f. criteria
6) Need color board exhibit of all building materials.

Feather Grass, and Mountain Pea.
The Foerster's Feather Reed Grass, Mexican Feather Grass, and Mountain Pea are
all Texas native and/or drought tolerant plants adapted for our area. Our
landscape architect has successfully used these plants on numerous projects in the
past and would be more than glad to give locations where they can be seen and/or
take photographs for distribution.
The concept for the landscape design for the senior center is to complement the
natural setting of the site and the adjacent park utilizing plants that will blend in

and not look out-of-place. We feel the plant material selection accomplishes the
drought tolerant criteria for the LEED certification while providing interesting
seasonal interest - even though some of the materials are not on the city's plant list.
