1. Review drainage onto Sandy Lake Rd on north side.
Runoff should be intercepted before reaching Sandy
Lake Rd.
2. Has the property for cul-de-sac on the west side been
acquired?
3. The Wynnpage subdivision to the south shows the
36" RCP stubbed out to pick up water from a portion of
this planned development. That 36" RCP is located
on Tealwood Dr. Provide a connection to the 36"
RCP.
4. The proposed waterline and sanitary sewer on the
southwest portion of the planned development do not
coincide with existing systems in the Wynnpage
subdivision.
5. Proposed 8" waterline should tie into the existing 8"
waterline on Denton Tap Rd (southeastern portion of
planned development).
6. (from previous DRC comments dated 12/28/06 and
1/4/07) TXU has submitted Work Order #2821838 to
install overhead electric lines through this
development. The lines themselves are all along
Sandy Lake road cutting through this development,
then crossing Denton Tap Rd., and continuing through
the intersection of Moore/Sandy Lake. The portions of
the lines that cross this site will impact Lots 10-17,
Block A; and Lot 9, Block B. I would recommend that
you contact Richard Brewster with TXU at
214/486-4245 to discuss the TXU lines. These lines
need to be relocated.
7. No parking will be allowed on the street in front of
Lots 3-6, Block C and Lots 1-5, Block E.

150ft.
2. Submit proposed street names as soon as possible.
3. On street parking will be prohibited on streets less
than 27ft wide.
4. Provide at least one fire hydrant on each proposed
street.
3/29/2007 1. Tree Survey is incomplete. Need to know which
trees will be removed due to construction of streets,
driveways, houses and utilities.
2. Park Development fees $1285.00 per unit.
3. Tree Removal permit required prior to start of
construction.
3/27/2007 1. Please specify in PD conditions that no lot will be
narrower than 75 feet, nor shorter than 110 feet.
2. Explain development of cul-de-sac on west property
line (how, easement, etc.).
3. Corner lots have two front yards (25 feet).
4. Consider 35% coverage (SF-9) in an attempt to
save trees.
5. Need screening wall details--height, material,
location, color: clearly show on all exhibits.
6. ALL common areas need to be identified by
increasing numbers--1X, 2X, 3X, etc.
7. Show entry pavers on all exhibits.
8. CLEARLY identify all tracts on all exhibits.
9. Identify and define what Article 23 and Section 12
of written PO exhibit means.
10. Tree mitigation comments?
11. Specify maximum height of structures on exhibits
and in PO conditions.
12. Landscaping requirements are in Zoning
Ordinance, not Subdivision Regs.
13. Specify where what plants go where on Landscape
Plan.
14. Indicate wall column spacing (must be between
10-30 feet).
15. Need color board and specifics regarding wall
types, colors, heights, etc.
16. Dimension all setbacks on all exhibits.
17. Do lots 5-8 have alley access? If so, clarigy in
Sect. 7.0.
