Zoning ExhibiUSite Plan
1. Show a 30' front yard setback. This is a minimum
requirement of the Zoning Ordinance measured from
the front right-of-way line. In this case, we are asking
that it be measured from the fire lane pavement.
2. Garage access shall be from the alley.
3. Depict circular drives on plans adjacent to the fire
lane for guest parking. Revise note on all plans.
4. Side yards are required to be 10% of the lot width
in SF-12 zoning. Only 10' is shown. Remove notes
showing 10' side yard typical.
5, Wall along Sandy Lake should be constructed of
brick or stone, not precast concrete. Ensure it connects
in with the existing wall to the west Show details of
revised wall and label correctly on all plans where
shown. Submit a color board showing wall materials.
6. Extend 6' fence along north property line of
subdivision and show details on elevation sheet.
7. What type of screening device is planned for the
east property line (live evergreen screening
recommended)?
8. Show details of subdivision entry sign.
9. Include existing 2F-9 and proposed PD-227-SF-12
zoning in Site Summary Table.
10. Fill in proposed zoning blanks on all sheets.
11. Include architect or builder's information and label
elevation sheet as "Conceptual Elevations".
12. Include area to east of fire lane as part of Lot 1 X.
13. Show enhanced concrete at entry.
Landscape Plan
1. Four additional overstory trees are required in
common area adjacent to Sandy Lake Road, as this is
a primary image zone requiring one tree per 40'.
Refer to Streetscape Plan of Subdivision Ordinance for
more detail.
2. Include evergreen screening along east property
line if proposed as screening device.
3. Irrigation Plan is required prior to obtaining a
permit
4. Rename second sheet - "Tree Survey".
Tree Survey
1. Include size of each tree surveyed in chart if 6" or
greater.
Screening Wall
1. Include screening wall details compliant with the
Zoning Ordinance (no precast concrete, only brick or
