Dear M~:
This letter is to inform you that Case No. PD-228-HC. Vista RidQe Retail. zoning change
request from HC (Highway Commercial) to PD-228-HC (planned Development-228-
Highway Commercial) to establish a Concept Plan for retail and restaurant uses on 14.8
acres of property. and to attach a Detail Site Plan to allow the development of a grocery
store with restaurant. convenience store with fuel sales & drive-through and retail uses on
approximately 11 acres of property, located at the northeast corner of S.H. 121 and Denton
Tap Road, was approved by the Coppell City Council (7-0) on Tuesday, August 14.2007,
subject to the following conditions:
1 ) Continue to work with staff on traffic issues.
2) Work with staff to revise the gas pump canopy elevation to replace the red.
shiny metal with another material while maintaining the red color.
Please submit to the Planning Department by Wednesday. August 29. 2007, two (2)
24"x36" copies of the revised plans incorporating the above-stated conditions. Also.
please submit one (I) 8 Y2 x II-paper reduction along with one jpg.. tiff.. pdt.. or similar
electronic file.
In order to prepare an Ordinance, we need to assemble appropriate documentation.
When this has been completed and Council has approved the Ordinance, a copy will
be sent to you.
As a reminder, the zoning change sign can now be returned to the Planning Department
for your deposit reimbursement of $150.
