RE: PD-230-0, Riverchase Golf Course
Dear Mr. Sievers:
This letter is to inform you that Case No. Case No. PD-230-0, Riverchase Golf Course, a zoning
change request from SF-12 and SUP-l 037-A (Single Family-9 and Special Use Permit-1037-A) to PD-
230-0 (Planned Development-230-0ffice) to establish a non-residential zoning district on the
existing Golf Course property including the existing Club House, and to amend Ordinance 297-A-83
(S-l 037.1) to delete condition 2., on approximately 95.5 acres of property located east and west of
Riverchase Drive, north Belt Line Road, at the request of Robert Sievers, Addison Law Firm, was
recommended for approval by the Coppell Planning and Zoning Commission (5-0) on Thursday,
September 20,2007, subject to the following conditions:
1) The development within this Planned Development District shall be limited to the
existing development as depicted on Exhibits "B" and "C": which includes a club
house, pro shop and restaurant/grill, golf cart storage building, maintenance
building, parking spaces and an 18 hole golf course.
2) Uses listed as permitted in the "0" District (per section 12-20-1 of the Zoning
Ordinance) shall be prohibited on this property except for golf course or country club
as depicted on exhibits "B" and "C".
3) No alcohol sales shall be permitted along the golf cart path located within the rear
yards of Lots 1-18, Block A of the River Ridge Addition, which will retain its residential
(SF-7) zoning designation.
The date scheduled for consideration by the Coppell City Council is Tuesday, October 9th, 2007, at
7 p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application. City
Council has instructed staff to include in its agenda packets only those items that accurately
reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please
submit to the Planning Department three (3) 24"x36" copies of the revised plans, reflecting the
above-stated conditions on or before 12 noon, Wednesday, September 26th, 2007. Also, please
submit one (1) 8V2"xll" paper reduction of each revision, along with one jpg, tiff, pdf or similar
electronic file.
