Stuart Todd, Inc. 2919 Welborn Street Dallas, TX 75219 RE: Case No. S-1244-L1, RollinQ Oaks Memorial Center Dear Mr. Gary: This letter is to inform you that Case No. S-1244-L1, Rollina Oaks Memorial Center, zoning change request from LI (Light Industrial) to SUP-1244-L1 (Special Use Permit-1244-Light Industrial) to allow the development of a Municipal Cemetery and ancillary uses on 33.50 acres of property, including a detail site plan for Phase 1 including; Mortuary, Columbarium, Pavilion and burial areas on 16.27 acres of property located at the northeast corner of Ruby Road and Freeport Parkway, was recommended for approval by the Coppell Planning and Zoning Commission '-0) on Thursday, October 18, 2007, subject to the following conditions: 1) Consider including additional masonry columns/pilasters in the decorative metal fencing along Ruby Road and Freeport Parkway. 2) Include specification of the type, size and quantity of plant materials proposed adjacent to the dumpster screening walls. 3) Resolve the discrepancy in number of parking spaces on the plan vs. the Data Table. 4) Clarify that all vehicular areas will be either standard or stamped concrete, with a miniMum width of 24 feet, and the turning radius shall be a minimum of 30' inside and 54' outside. S} Resolve discrepancy in the square footage of columbarium on the site plan vs. the floor plan. 6) Revise tree retribution calculations to be in accordance with Section 12-34-2 of the Zoning Ordinance. The date scheduled for consideration by the Coppell City Council is Tuesday, November 12, 2007, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24"x36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, October 31st, 2007. Also, please submit one (1) 8/"2"x11 "-paper reduction of each revision, along with one jpg, tiff, pdf or similar electronic file.
