We offer the following responses in reference to the conditions for recommendation to City Council per Planning &
Zoning Commission on Thursday, December 20, 2007:
1. The distances between the drive thru lanes are set as follows:
a. 4'-0" at islands
b. 8'-6" lanes.
2. The paving areas are set in five foot grids and will include stamped, color stained concrete
or landscape pavers.
3. This has been completed on the landscape plan.
4. The elevations have been modified to show North, South, East and West.
5. Dimensions have been added to the monument elevation.
6. Though we disagree with the formula for calculating the maximum signage sizing, we have
accepted the reduction of 12 overall square feet by modifying the South elevation (front)
signage sizing to be 75 SF. We are now showing a total of 140 SF which is 2 SF lower than
the P&Z requested signage area.
7. Site plan has been revised to display a more distinguished curb line providing the proposed
landscape planter adjacent to parking space.
8. Landscaping has been revised. Landscaping square footage is now within 500 feet of code
requirements.
9. Agreed.
10. The design team has worked to reduce the landscaping shortage to within 500 feet of code
as shown on the landscape plan. Please review this modification and area calculations for
landscape areas on the landscape plan. The commission offered alternatives and a range
of options:
a. By accomplishing this with actual landscape areas, the team has not elected to
reduce the lanes to four.
b. The bypass lane has been omitted and modified to a landscape area.
c. Some of the parking area has been omitted to provide additional landscaping.

RE: Project PD-228R-HC, Vista Ridge Retail: Lot 1, Block A (Bank of America)
Response to DRC comments dated November 30, 2007
Buildinq Inspection: Greq Jones:
1. A Floor plan is included with this response.
Electric: Jeff Curry:
(no items noted).
Enqineerinq: Michael Garza:
1-2. Items to be addressed by Civil Engineer.
Fire Administration: Tim Oates:
1-2. Items to be addressed by Civil Engineer.
3. The building SF is 4,634 SF with a drive thru canopy which is comprised of
non-combustible materials. A project under 5,000 SF is not required to be
sprinklered; therefore there is no need for the Riser Room.
4. Items to be addressed by Civil Engineer.
Parks and Recreation: John Elias:
(no items noted).
Planninq Department: Gary Sieb: Siteplan.
1. Dimensions: shown on Civil Engineer's plans.
2. Double stack drive thru lanes:
a. Double stack drive thru lanes create a means for aiding in handling
more customers simultaneously. On any given lane, one car (A)
enters the lane. If the car stops at the first customer unit (CU) the
teller will request them to pull forward to the front unit. The second
car (B) will pull in to the CU. The teller coordinates both transactions
and will release the Car A transaction first. Car A should clear the
lane while Car B is being serviced. At no time is Car B finalized until
Car A's transaction is finalized.
3. Item to be addressed by Civil Engineer. Also, it is our understanding that the
layout along with a landscaped burm will provide closure to this issue.
4. PD-228R-HC is included in all title block information.
5. We have included a landscape inset at the sidewalk area at the Southeast
area of the building to reduce the extent of hard surfacing. The sidewalk area
will be scored in a grid pattern.
6. Item to be addressed by Civil Engineer.
