2. Show FDC on Site Plan.
3. Sprinkler riser room is required to have direct
exterior access. Door is not shown on the Elevations or
Site Plan. Room shall be min. 56 sq. ft. to
accommodate all required fire/life safety equipment.
4. Fire lanes shall be installed prior to building
construction. Comment on Site Plan states paving as
part of overall development by others? At least the fire
lane from the Service Road, through this lot, back to
Denton Tap must be completed.

5. Indicate type of "enhanced" pedestrian surfacing
that goes around building.
6. Explain how perimeter circulation will be

LANDSCAPE PLAN
1. L. S. plan needs to "pop out" landscape materials-
on plan--still difficult to read.
2. Extend Dwarf Wax Myrtle on top of proposed berm
in front of drive-thru area.
3. Add at least three overstory trees to L.S. strip north
of drive-thru lanes.
ELEVATIONS
1. Color board needs to be provided at Dec. 6
meeting if possible.
2. Indicate dimensions of all proposed signage and
colors.
3. Re-Iabel all elevation exhibits to be "North",
"South", "East", or "West".
SIGNAGE
1. Monument sign must be externally lit.
2. Indicate monument sign construction material upon
which bank letters are mounted.
3. Total monument sign (including base) can not
exceed 40 square feet.
4. Signage on all four sides of building can not
exceed 142 total square feet. You have over 155 feet
of signage; also the logo on south building elevation is
over twice the size allowed.

Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should the
applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the December 6, 2007
Development Review Committee (ORe) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
December 6, 2007 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, December 11, 2007 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG, TIF, PDF OR
SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of revised
preliminary engineering and irrigation plans are required. Reductions and electronic
copies are not required of the engineering and irrigation plans.

1. The 8" water crossing Denton Tap Rd. is shown in
the wrong place.
2. The 12" water on the east side of Denton Tap Rd.
has been abandoned.
3. Label the 27" sanitary sewer as Lewisville and show
it to tie into the man hole on the North bound lane
of Denton Tap Rd.
4. Show the lot lines clearly.
5. Tie the sanitary sewer service to the 12" Coppell
Sewer not Lewisville's 27".
6. Double check detectors should be in the vault not in
the buildings, unless specifically approved by the
Fire Marshal.
7. Approval of the driveway and decellane will be
required from TxDOT. Decellane should be
constructed with this development.
8. When will the water lines for the future
development be constructed?
9. Pro Rata for the 8" water line will be required.
Council approved the Pro Rata Agreement on
September 11, 2007 which requires a payment of
$6298.03 per acre for this site to reimburse the
developer who constructed the 8" water line that was
offsite to their development.
10. A Property owner's association agreement is
required for maintenance of private utilities.
11. No drainage plans have been provided; drainage
will be evaluated further during engineering
plan review process.
12. Reconfigure domestic water so that it is not
connected to the fire line.
13. Sidewalks along Denton Tap should be off of the
back of curb. Include the construction of
sidewalks along SH 121 service road.
1. Fire hydrant system shall be looped.
2. FDC and fire hydrant shall be on the same
side of fire lane, and within 50 feet of each other.
3. Make sure the location of the fire lane on
the site plan matches what was platted.

Remarks:
Due to the number of inconstancies in the various versions of the site plan and
elevations submitted since the required submittal date of October 17th, as well as
the technical deficiencies from the development review departments as detailed in
the attached DRC Comments, this case will not be scheduled for a P&Z Hearing
on November 15th.
Please resolve all issues as outlined in the attached and re-submit one set of the
site plan, landscape plan and elevations to staff no later than November 19th, the
mandatory pre-submission date to be eligible to be placed on the P&Z Agenda for
December 20th.
