RE: Bellacere Addition. lots 1-4. Block A. Final Plat
Dear Mr. Whatley:
This letter is to inform you that the Bellacere Addition. Lots 1-4. Block A, Final Plat to establish four
single-family residential lots. one common area, easements. and a fire lane on 1.961 acres of
property, located along the north side of Sandy Lake Road, approximately 150 feet east of
Summer Place Drive, was recommended for approval by the Coppell Planning and Zoning
Commission (7-0) on Thursday, January 17,2008, subject to the following conditions:
1. A tree removal permit is required prior to the start of construction.
2. Tree retribution in the amount of $3,900 will be required at that time.
3. Transfer all information from "Inset A" to plan and remove inset.
4. Change scale of plan to 1" = 30'.
5. Change note relating to Lot 1 X to read "No habitable structures shall be built on this lot."
6. Include dimensions and acreage of right-of-way proposed to be dedicated.
The date scheduled for consideration by the Coppell City Council is Tuesday, February 12, 2008, at
7 p.m. A representative for this case must be present at this meeting. which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application. City
Council has instructed staff to include in its agenda packets only those items that accurately
reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please
submit to the Planning Department three (3) 24"x36" copies of the revised plans. reflecting the
above-stated conditions on or before 12 noon. Wednesday, January 30th, 2008. Also, please submit
one (1) 8Y2"X 11" paper reduction of each revision. along with one jpg. tiff, pdf or similar electronic
file.
