Box 1309 Mineral Wells, TX 76068 RE: Chicken Express Addition, Minor Plat Dear Mr. Stuart: This letter is to inform you that the Chicken Express Addition, Minor Plat to establish fire lanes and easements to allow the construction of a freestanding restaurant with drive-thru, drive- in and eat-in service on approximately 1.1 acres of property located on the north side of Belt Line Road, approximately 175 feet east of S. Denton Tap Road, at the request of Mark Bentley, Bentley Engineering, Inc., was recommended for approval by the Coppell Planning and Zoning Commission (6-0) on Thursday, November 15, 2007, subject to the following conditions: 1) Change "30' B.L." to a "60' B.L. with front yard parking". 2) Coordinate with the property owner to the north regarding the driveway curb return located in front of their property line. 3) The drainage will be further evaluated during engineering plan review. The date scheduled for consideration by the Coppell City Council is Tuesday, December 11th, 2007, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24"x36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, December 26th, 2007. Also, please submit one (1) 8Y2"X 11" paper reduction of each revision, along with one jpg, tiff, pdf or similar electronic file.
