Should the applicant disagree with staff comments, please provide reasons why staff recommendations should not be followed when you attend the November 1, 2007 Development Review Committee (DRC) meeting. B. Each applicant will bring two new sets of revised plans and plat(s) to the November 1, 2007 DRC meeting. Applicants will be asked to show, explain and defend any revision. A representative of the project is required to attend this meeting. C. The applicant will have until noon, November 6, 2007 to submit 12-24' x 36' sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG. TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of revised preliminary engineering and irrigation plans are required. Floor plan included in submission too small to determine if layout will comply with all code requirements. No Comments Received 1. Driveway off of Denton Tap does not meet city's spacing requirements. What about a possible shared driveway access with property to the south? Several items need to be addressed before staff can determine if it will support the driveway: 1) The entrance should be modified to only allow cars to enter. This will require modifying the north curb return so it creates more of a 45?to 60?angle facing south. 2) The south curb radius return should be increased to 30-40 feet to allow quicker entrance for vehicles turning off northbound Denton Tap. This will require modifying the north driveway at the Mobil Station. 3) The width of the drive from Denton Tap to the site should be narrowed from 17' to 12'. 4) The connection of the drive to the main site should be modified so no vehicles leaving the site can access the drive going the wrong way. 2. Your list of variances for your PO should include driveway spacing. By ordinance, the driveway spacing, from edge to edge, along Denton Tap is 120'. 3. Stamped concrete at driveway entrances. 4. Drainage to be evaluated further during the engineering plan review process. 5. Refer to City of Coppell subdivision ordinance and construction standards and details for general notes. 1. Vehicle clearance over fire lane needs to be a minimum of 14 feet or insure the canopy does not encroach over the tire lane easement. No comments. Submit floor plan on separate sheet. Remove from site plan. 2. Include hours of operation on Site Plan sheet. 3. Include "Chicken Express, Lot 1, Block A in all title blocks at the lower right corner of each sheet. 4. Please include elevations of monument sign, complete menu board outlining materials and colors (neutral preferred), dumpster enclosure and screened-in area at the north end of the building. 5. Include all directional signage locations and details if any proposed. 6. Incorporate a PD Conditions Table outlining the exceptions needed (landscaping, monument sign placement & directional signage, if proposed). 7. Replace "verify with owner", "as selected" and "per Chicken Express Standards" notes with specific materials, colors and details on all plans. 8. Include a note under required parking stating that the parking provided is 34 spaces. 9. Recalculate the lot coverage percentage (building area with drive up canopy divided by site area). 10. Include "Site Area: 48,118 sq. ft." in Site Data Table. 11. Label adjacent properties with zoning information (west - Commercial, south - Retail, east - Commercial and north - Commercial). 12. Show parking lot lighting. Elevations: 1. Show a dashed box around signage and label the square footage (13 sq. ft. calculated per sign). Label the color. How are these to be lighted? 2. Submit a color board with materials and a color elevation at the DRC Meeting. Landscape Plan/Tree Survey: 1. Review Perimeter calculations. This should include the correct required & provided perimeter landscaping along the drive to Denton Tap (3,000 sq. ft. required and 1,300 sq. ft. provided). 2. Include excess nonvehicular landscaping square footage in the interior category. 3. Extend hedge row along both sides of drive to Denton Tap and along the north property line per 12-34-8(C) of the Zoning Ordinance. 4. Consider moving the 30 Bay Breeze Indian Hawthorn behind the proposed monument sign. 5. Replace proposed Magnolias along frontage on E Beltline Road with Cedar Elms.
