Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the January 3,
2008 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
January 3, 2008 ORC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, January 8, 2008 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG.
TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

1. If approved, will need a Right of Way Use
Agreement with City of Coppell.
The Fire Department has no comments concerning this
zoning change request.

1. Please label "PD-221 R4-HC" on all exhibits.
2. Show visibility triangles as they relate to
intersections not roadways, and clearly show triangles
on Sheet A01-23.
3. Indicate on Key Plan which sign (01,02,03) goes
where.
4. Clearly delinate on each sign elevation (colored
exhibit) which sign tracks with Key Plan. Label each
colored sign exhibit with appropriate identity, i.e. 01,
02,03.
5. Correct scale of drawings 04 and 05 " Enlarged Site
Plan" on Sheet AO 1-23 (Scale: 13/256"= 1'-0").
6. Need side views of all proposed signs with
dimensions.
7. Calculate and show on colored exhibits overall
square footage of signs.
8. Need dimension of length at base of monument
sign colored exhibit; need scale added to each colored
exhibit.
9. Monument Sign 01sign dimensions on colored
exhibit and Sheet A01-23 do not match.
10. I presume Sign 02 (for the office building) and 03
(for the industrial buildings) which I administratively
approved in early Dec., are included to show
similarities in materials?
11. Include a note on signs 02 and 03 that
administrative approval was granted on Dec. 5, 2007.
12. Is there no landscaping proposed for median along
LBJ (on private property)? If so, please show.
