RE: PD-221 R4-HC, Duke Lesley Addition

This letter is to inform you that Case No. PD-221 R4-HC, Duke Lesley Addition, zoning change
request from PD-221-HC (Planned Development-221-Highway Commercial) to PD-221R4-HC
(Planned Development-221 Revision 4- Highway Commercial) to allow two oversized Monument
Signs to be located in the medians of Dividend Drive and Point West Boulevard (one at each
location), was recommended by the Coppell Planning and Zoning Commission (7-0) on
Thursday, January 17, 2008 subject to the following conditions:
1. Maximum height of 12 feet, and subsequent reduction in length to 17.6 feet.
2. Approval of building materials as proposed.
3. Provide detailed landscaping plans and specify plant materials within both monument
sign entry areas.
4. Specify color of lettering and logo (with size) on elevation sheet.
5. Obtain right-of-way use agreement through the Engineering Deportment.
The dote scheduled for consideration by the Coppell City Council is Tuesday, February 12, 2008, at
7 p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application. City
Council has instructed stoff to include in its agenda pockets only those items that accurately
reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please
submit to the Planning Department three (3) 24"x36" copies of the revised plans, reflecting the
above-stated conditions on or before 12 noon, Wednesday, January 30th, 2008. Also, please submit
one (1) 8V2"X 11" paper reduction of each revision, along with one jpg, tiff, pdf or similar electronic
file.
