Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the January 3,
2008 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
January 3, 2008 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, January 8, 2008 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG.
TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

Note that no parking would be permitted in the Fire
Lane, which includes a portion of the driveway on Lot
4.
No Comments Received
1. The drainage will be evaluated further during the
engineering plan review.
2. The sanitary sewer should be inside the sanitary
sewer easement.
3. Rainfall Intensity coefficient should be 8.88.
4. Consider moving drop inlet to the northeast corner
of property opposed to the northwest corner.
1. Show fire hydrant location on the site plan.
2. Fire hydrant shall be located 3'-6' from back of curb.
3. 12-ft gate will be required to connect the fire
lane/mutual access easement to the alley north of this
project due to the hammerhead not meeting city
specifications.

1. Add Lot 1 X to title blocks of all plans.
2. Does proposed fire hydrant location conflict with
Tree # 464?
3. Change note on bottom right to indicate correct
current and proposed zonings.
4. More clearly define lot boundaries. Show all
property lines in bold and easements with dashed lines
(shading of fire lane, mutual access and utility
easement is okay).
5. Include all turning radii.
6. The Site Plan calls for a 8' wood fence, details show
a 6' fence.
Landscape PlanlTree Survey:
1. Adjust enlargement of entry to ensure there is no
overlapping text.
2. Change note on bottom right to indicate correct
current and proposed zonings.
3. Remove file pathway from middle of plans.
4. More clearly label Tree # 422.
5. Relabel "Evergreen Screening" to "Nellie R.
Stevens".
Screening Wall/ Entry Gate:
1. Ensure plant material in front of the wrought iron
sections adequately screens view of lot.
2. Include title of plan sheet - "Screening Wall/ Entry
Gate Elevations - Lots 1-4 & Lot 1X, Block A,
Balladeer."
3. Submit a sample of stone wall.
Lot 4 - Site Plan:
1. Dimension drive from alley, and show pool
boundaries.
PO Conditions Sheet:
1. Include Lot 1 X in title.
2. Front yard requirements should list the setback
exception of Lot 4.
3. List exception to alley access under parking
regulations.
4. Ensure Lot area is correct, as lot sizes have been
reconfigured since the last proposal.
Proposed Zoning Tree Mitigation Summary Sheet:
1. Revise sheet to include all text.
