1. Install stamped concrete in drive approach off of
Village Parkway.
2. If lime stabilization is not going to be used for the
paving, a waiver request must be submitted by the
engineer along with the geotechnical report.
3. The retaining wall is in conflict with the sanitary
sewer on the east side of the project. The engineered
retaining wall design will need to be submitted to
Engineering Department during the plan review
process.
4. It appears that a full set of construction plans was
submitted with the DRC information. These plans
should not be considered submission for engineering
approval. Plans for review should not be submitted
until approval from Planning and/or City Council is
granted.
1. Fire Department Connection (FOC) is shown on Site
Plan and Water Plan in the wrong location. FDC is
required to be detached from building, within 50' of a
fire hydrant and on the same side of the fire lane (in
the landscape island next to the fire hydrant).

1. General Notes:
Delete #1 and #2
Revise note #4 to delete dumpster and trash
compactors as they are not included in this site plan.
Revise note #5 to read: All building and
monument signage shall be approved with THIS site
plan approval.
2. Add a note to the multi-tenant sign at the
southern driveway - not part of this request.
3. The number of parking spaces has been
increased from 25 in the PD to 29.
4. QUESTION FOR ENGINEERING: - will the
18' driveway work south of the building? Will it need to
be designated by signage and striping as a one-way
operation?
5. Include elevations of the proposed retaining
wall, including materials, colors, hieght, etc.

6. Explain the "LBJ" at northern driveway
Landscape Plan:
1. Include scale, north arrow and dimensions of
the property on the Landscape Plan.
2. Resolve the discrepancies between the
symbol used for the 3-Gal Dwarf Burford Holly on the
Plant Table and the Plan.
3. Need a property owners agreement for the
maintenance of off-site landscaping -
Along the southern property line it appears
that the landscaped area is not included in the
calculations for this tract, but the proposed three trees
are. It is reasonable to assume that these trees will not
be accommodated within the 3' wide buffer area
provided for landscaping along this property line.
4. Resolve the discrepancies number and size
of trees provided as indicated in the Plant Material List
and Requirement Table:
Landscape Requirement Table indicates 9 -
4" caliper trees and 12 - 3" caliper trees = 21 trees (72
total caliper inches)
Plant Table indicates 10-3" caliper trees and
12 - 4" caliper trees = 22 trees (78 total caliper inches)
Landscape Calculation Exhibit:
1. Add dimensions and square footages of the
various areas to verify that these areas comply or
exceed the requirements of PD-223-C.
Elevations:
1. The aluminum storefront windows on the
previously submitted elevations were separated by
brick columns, and softened by awnings. Both these
architectural elements have been eliminated with this
submission. It is recommended that these features be
re-instated.
2. Monument sign - need to specify color and
materials of the face of the sign.

Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the February 7,
2008 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
February 7, 2008 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, February 12, 2008 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8% X 11) and JPEG.
TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.
