Lamar Blvd., Ste. 210 Arlington, TX 76011 RE: PD-2~ Chase Bank (Kimbel Addition) ---vY\ I Dear ~gun: This letter is to inform you that Case No. PD-223R-C, Chase Bank (Kimbel Addition), zoning change request from PD-223-C (Planned Development-223-Commercial) to PD-223R-C (Planned Development-223 Revised-Commercial) to attach a Detail Site Plan to allow the development of a 3,889-square-foot bank with three drive-thru lanes on 0.70 acres of property, located at the southeast corner of MacArthur Boulevard and Village Parkway, was recommended for approval by the Coppell Planning and Zoning Commission (6-1) on Thursday, February 21,2008 subject to the following conditions: 1. Reinstate the awnings. 2. Indicate the locations for the proposed Purple Wintercreeper on the plan. Engineering Comments: 1. If lime stabilization is not going to be used for the paving, a waiver request must be submitted by the engineer along with the geotechnical report and the thickness of concrete increased by 1 ". 2. The retaining wall is in conflict with the sanitary sewer on the east side of the project. The engineered retaining wall design will need to be submitted to Engineering Department during the plan review process. 3. It appears that a full set of construction plans was submitted with the DRC information. These plans should not be considered submission for engineering approval. Plans for review should not be submitted until approval from Planning and/or City Council is granted. The date scheduled for consideration by the Coppell City Council is Tuesday, March 11, 2008, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24"x36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, February 27th, 2008. Also, please submit one (1) 8'12"x11" paper reduction of each revision, along with one jpg, tiff, pdf or similar electronic file.
