MEMORANDUM
TO: Planning and Zoning Commissioners
FROM: Taryon Bowman, Planning and Zoning Coordinator
RE: Special Use Permit #S-i013 (7-Eleven Site Plan)
Section 29.2 (6) states that a building or land used under a Special Use
Permit may not be enlarged, structurally altered, or otherwise
significantly changed unless a separate Special Use Permit is granted
for such enlargement, alteration or change. Because it is Staff's
interpretation that the 7-Eleven site plan has significantly changed, we
submit this item to the Planning and Zoning Commission for your
approval.
Staff has reviewed the new site plan, which was submitted along with a
final plat application for the Connell/Skaggs Addition, Lot 4, Final
Plat. Due to the requirements of the Comprehensive Zoning Ordinance as
stated above, the final plat for Lot 4 will be presented to the
Commission after an approval to alter the site plan, has been granted by
the City Council.
The following are the changes to the site plan:
The sideyard setback along the eastern boundary.
Dumpster location has changed.
Ten (10) parking spaces added along the western
property line.
Additional curb cut (entrance/exit to Lots 1, 2,
and 3 of the Connell/Skaggs Addition.
Decrease in parking spaces (from 16 spaces to 15
spaces).
Relocation of air and water station.
