RE: CiCi's Addition No.1, Site Plan Amendment
Dear Mr. Jaffe:
This letter is to inform you that the CiCi's Addition No.1, Site Plan Amendment, to allow
the construction of an approximate 6,700-square-foot expansion along the north side
of the existing office/warehouse building, on 5.14 acres of property located at 1080 W.
Bethel Road, was recommended for approval by the Coppell Planning and Zoning
Commission (5-0) on Thursday, June 19,2008, subject to the following conditions:
1. All parking shown on the Site Plan and relocation of the fire lane shall be
constructed with this phase of development.
2. Contact Larry Redick at (972) 323-8917 to discuss electrical needs.
3. Tree removal permit will be required prior to start of construction.
4. Drainage will be evaluated further during engineering plan review.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 8th,
2008, at 7 p.m. A representative for this case must be present at this meeting, which will
be held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda
packets only those items that accurately reflect conditions as recommended by the
Planning and Zoning Commission. Therefore, please submit to the Planning Department
three (3) 24"x36" copies of the revised plan, reflecting the above-stated conditions on or
before 12 noon, Wednesday, June 25th, 2008. Also, please submit one jpg, tiff, pdf or
similar electronic file.
