Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the June 5, 2008
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
June 5, 2008 ORC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, June 10, 2008 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG. TIF,
PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of
revised preliminary engineering and irrigation plans are required. Reductions
and electronic copies are not required of the engineering and irrigation plans.

1. The fire hydrant to be removed should not be returned
to the City of Coppell, it's a private hydrant.
2. Will you be tying into the existing inlet on the northeast
corner? A preliminary drainage plan should be provided.
1. Fire hydrant spacing exceeds 300 ft.
1. Tree Removal Permit will be required prior to start of
construction.
2. Tree Survey and calculations are incorrect.
Hackberry Trees are only protected if they are 10" DBH
or greater.
1. Please show outline of eventual expansion on SITE,
L.S.and TREE SURVEY Plans.
2. All Exhibits need to show proposed tilt wall panels on
east end of existing building.
3. Site Data Info: Please correct totals: 205 + 180 = 74!
on SITE and L.S. Plans.
4. Include note on SITE PLAN indicating new tilt wall is
32.5 feet in height.
5. Indicate square footage of proposed building and
include in required parking space calculations on SITE
and L.S. Plans. (Note: Approx. 80 spaces would meet
code).
6. Make changes to spelling of "Coppel" to "Coppell"
