Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the January 3,
2008 Development Review Committee (ORe) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
January 3, 2008 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, January 8, 2008 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG.
TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

The Fire Department has no comments concerning this
zoning change request.
No comments.
1. Include correct existing and proposed zoning in
chart.
2. Highlight canopy on Site Plan, as this is included in
the PD revision request.
3. Show existing monument sign location and sign
details, as this is a request for additional signage
above what was already granted.
4. Eliminate the sign pole label along Royal Lane,
because it is not included within this PD Revision
request (per the applicant). Are you intending to ask
the City of Irving and/or DFW Airport for permission to
erect another pole sign in the near future?
5. The Sign Ordinance does not allow for pole signs.
A 40 sq. ft. monument sign was already permitted on
this site; therefore, staff cannot support this request.
6. Show setback dimensions from the exact location of
proposed sign pole.
7. Suggestion - Lease space on the billboard already
located on site.
8. Deli Select and Gateway attached signage has
already been permitted for the building. Include the
attached signage of the building with dimensions and
total areas, as this will affect the size of attached
signage (white channel letters to match existing & in
conformance with the Zoning Ordinance) that may be
allowed.
9. Indicate all parts of the attached canopy signage
proposed to be illuminated.
