Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the June 5, 2008
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
June 5, 2008 ORe meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, June 10, 2008 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG, TIFf
PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of
revised preliminary engineering and irrigation plans are required. Reductions
and electronic copies are not required of the engineering and irrigation plans.

1. Site directory sign on the north east corner of the
property should be outside of drainage easement and
away from 10" waterline. Refer to Bethel Rd. construction
plans.

1.Directory Sign:
What is the purpose of this sign? Will it have addresses
and/or company names? There is a concern with the
functionality of a Directory Sign at the intersection of two
major streets. Would it cause traffic problems? This type
of sign would be better suited internal to the site, with an
Industrial Park Identification sign at this location. An
Industrial Park Identification sign, similar to Duke
Freeport, Amberpoint, Point West, etc. may be more
appropriate.
2. Revision to existing monument sign on Freeport
Parkway is acceptable, in lieu of the approved multi-tenant
sign.
3. Revised location of the 60 square foot
monument sign on Bethel Road is acceptable.
4. It is recommended that the cast stone cap on
the multi-tenant sign be revised to be as approved on the
original monument sign design (see attached), which
would be more compliant with the maximum size of 60
square foot as well as more aesthetic.
