Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the April 3, 2008
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
April 3, 2008 DRC meeting. Applicants will be asked to show, explnin and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, April 8, 2008 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG. T1F.
PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of
revised preliminary engineering and irrigation plans are required. Reductions
and electronic copies are not required of the engineering and irrigation plans.

1. The 20' utility easement should extend to the south
property line.
1. Provide note on the replat document - Parking
within the access & fire lane easement is prohibited.

1. Please add utility companies signature blocks (TXU,
Warner/Comcast, etc.) to plat.
2. Lot #1 sideyard adjacent to Sandy Lake should be
15 feet.
3. Take all rear and side yard dimensions (with the
exception of Lot #1) off plat.
4. Dimension distance from end of fire lane/easement
to north property line.
5. Show 30.00' dimension as "30.00' front yard
setback" on all lots.
6. Since this is a replat, all lots should have an "R"
added--Lot 1 R, 2R, 1 XR, etc.
7. Variable width H.O.A easement and fire lane need
lot number, e.g., Lot 2XR, to indicate that H.OA is
responsible for maintenance of that area (as well as
Lot 1XR).
