Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the June 5, 2008
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
June 5, 2008 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, June 10, 2008 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG. TIF.
PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of
revised preliminary engineering and irrigation plans are required. Reductions
and electronic copies are not required of the engineering and irrigation plans.

1. The engineering plan should show proposed
utilities(water, sewer, drainage).
2. The sidewalk is required in the city ROW along Nash
and should extend to the property line.
3. Where the existing driveway is to be removed,
sidewalk and curb should be poured back.
4. A preliminary drainage plan should be provided.
1. Show proposed and existing fire hydrants.
2. A fire hydrant will be required on site at the driveway
entrance off Nash.
1. Tree Removal Permit will be required prior to start of
construction.
Site Plan:
1. Ensure all parking is located beyond the 30' setback
line on Nash.
2. Revise parking calculations to reflect 496 square feet
retail (1 space per 200 sq. ft.) and 2,104 square feet
medical office (1 space per 175 sq. ft.) uses.
3. Include separation distance between proposed drive
and Sandy Lake.
4. Reverse floor area ratio (should be .137:1).
5. Include subdivision name with lot and block number in
all title block.
6. Include phone and fax numbers of owner and applicant
on all sheets.
7. Change address of applicant to 757 S. MacArthur.
8, Ensure scale on Site Plan, Landscape Plan and Tree
Survey are the same.
9. Change the land use indicated for the properties to the
south and southeast.
10. Include a "Planned Development Conditions Table" on
the site plan.
11. Note the 18' parking space depth is substandard
within the table.
12. 15' perimeter landscaping is required adjacent to
rights-of-way and 10' required adjacent to the interior
property lines. An islpnd is required at the end of each
parking row. If not resolved, this will be required to be
noted as a PD condition.
13. Include proposed zoning in the Site Data Table
(PD-233-R).
14. Does the "paved area" include the proposed 4' and 5'
sidewalks?
15. Include the name of the 7.5' easement on the east
property line.

parking lot lighting.
18. Within the Site Data Table, include the minimum
required setback dimensions and proposed setback
dimensions.

Floor Plan is not required with the next submittal unless
changes are made to it.
Elevation Sheets:
1. Specify all materials and colors.
2. Include windows where stone is shown for exam rooms
(blinds or curtains can be used for privacy).
3. Note that "No signage is proposed to be attached to the
building" if that is truly the case.
4. A color board is required at DRC showing all materials
with a color front elevation sheet.
Tree Survey:
1. Ensure Tree Survey is prepared by a registered
Arborist, Nurseryman or Landscape Architect.
Landscape Plan (Sheet L 1):
1. Include trees to be preserved on Landscape Plan.
2. Include property dimensions and label all utility
easements.
3. Include plant list currently shown on the third sheet in
place of legend on first sheet.
4. Include a separate sheet with hatching of the 3
categories of landscaping used for calculation purposes.
It appears that the area calculations are wrong. Refer to
the attached sheet.
5. Include "Landscape Plan" in title block.
Landscape Plan (Sheet L2):
1. Reduce the size of the monument sign to 40 sq. ft.
This is measured from the top edge of the sign to grade
(4' max. height) and farthest edge of column to farthest
edge of column on the other side (10' max. width).
Redesign sign.
2. Column spacing shown to be 10', but that is for a
thinwall column. There are no large columns except at the
ends. Recommend adding two of the larger columns
along the wall.
3. Ensure the wall specifications are designed and
stamped by a registered Texas Professional Engineer.
