TX 75019 RE: PD-233-R, CaDDell Vision Center Dear Dr. Pels: This letter is to inform you that Case No. PD-233-R, CaDDell Vision Center, zoning change request from SF-12 (Single Family-12) to PD-233-R (Planned Development-233-Retail) to allow the construction of a 2,600-square-foot medical office on 0.434 acres of property located at the southeast corner of Sandy Lake and Nash Road, 541 East Sandy Lake Road, was recommended for approval by the Coppell Planning and Zoning Commission (5-0) on Thursday, June 19,2008, subject to the following conditions: 1. A sidewalk is required in the city Right-Of-Way along Nash and shall extend to the south property line. 2. The replat for this property shall be required prior to issuance of a building permit. 3. Where the existing driveway is to be removed, sidewalk and curb shall be replaced. 4. Stamped concrete will be required at the driveway entrance per the City of Coppell standard details. 5. Move the monument sign to be at least 15 feet from the Sandy Lake and Nash Road rights-of-way, and include a note stating that the 75-foot requirement is not being met. 6. Remove the parking space depth condition from the PD Condition Table. 7. Include a note stating the perimeter landscaping exception along Nash Street ( 15 feet required along Nash and 10 feet provided where abutting the handicap space). 8. Include the "minimum required setbacks" and the "proposed actual setbacks" within the site data table. 9. Include additional Dwarf Burford Hollies along the west side of the northwest parking space; along the southwest side of the handicap space and replace the Redbuds with Evergreens. 10. Consider adding two of the larger columns along the screening wall to better break up the expanse. 11. Insure wall specifications are designed and stamped by a registered Texas Professional Engineer. 12. Drainage will be evaluated further during the engineering plan review. 13. Construct the two parking spaces on the northwest corner of the site with "grass- crete" in order to help in the preservation of the 30-inch Post Oak. The date scheduled for consideration by the Coppell City Council is Tuesday, July 8th, 2008, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24"x36" copies of the revised plan, reflecting the above-stated conditions on or before 12 noon, Wednesday, June 25th, 2008.
