B. Each applicant will bring two new sets of revised plans and plat(s) to the
June 5, 2008 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.

1. Resolve the discrepancy of the size of the patio
on the floor plan is it 10' x 15' or 20' x 10'?
2. Add correct patio square footage to the Area
Tabulation table.
3. Does the number of seats include the patio?
4. A note indicates that a "new storefront system
to be provided and installed by landlord". The elevations
for this restaurant indicate a significantly different
storefront system than what is existing/proposed for
Chipotle along the same facade. It is recommended that
the same storefront system be utilized on the entire
building, as is typically found in retail buildings, including
within this shopping center.
Chipotle Elevations
1. Metal Awnings are specifically prohibited by the
Zoning Ordinance, in the Commercial District;
specifically: "Sec. 12-23-5. Type of exterior construction.
5. Awnings are limited to canvas, or a lusterless,
non-metal material that closely resembles canvas, at least
98 percent of which is a single deep or neutral solid color.
The remaining up to 2 percent, if different, shall be
contrasting. Awnings shall not be backlit. Lettering and
logos should be limited to a monogram, not exceeding 20
percent of the sign area".
2. Provide additional details on the materials, color
and height or the proposed iron railing around the patio.
It is recommended that the same colors/materials are
used for the iron railing around the Mooyah patio.
Chipotle Signs
1. Requesting 3 - 24.5 square foot CHIPOTLE
signs on three elevations and 2 -16 square foot Logo
signs,(including one on the metal awning over the door)
for a total of for a total of 105.5 square feet of attached
signage. There is 114 feet of frontage on both streets
combined so 105.5 total square feet of signs is allowed,
however -" LOGOS IN ANY COLOR SHALL BE
PERMITTED, BUT SHALL NOT EXCEED 20 PERCENT
OF THE AREA OF THE SIGN".
As submitted - 16 square feet of "logo" for a 40.5 square
foot sign is 39% of the area of the sign.
Mooyah Elevations
1. See storefront comment under the Floor Plan
comments for this restaurant.
2. Provide additional details on the materials, color
and height or the proposed iron railing around the patio.
It is recommended that the same colors/materials are

by a vehicle and was damaged over 50%, losing it's
non-conforming rights.
