PZACT Letter 062008 THE.CITY.OF corrELL June 20, 2008 Mr. Alen Hinckley Coppel' Village, LTD. 12201 Merit Drive, Ste. 170 Dallas, TX 75251 RE: PD-209R2-C, TownOaks Centre Dear ~y: This letter is to inform you that Case No. PD-209R2-C, TownOaks Centre, zoning change request from PD-209R-C (Planned Development-209-Revised-Commercial) to PD-209R2- C (Planned Development-209-Revision 2-Commercial) to allow the re-occupancy of an existing vacant restaurant building for two restaurants (Chipotle and Mooyah Burgers and Fries) requiring variances to the Zoning Ordinance including: the incorporation of metal standing seam awnings on three facades; two outdoor patio areas encroaching into the required setback areas, a monument sign to be setback ten feet from the property line, and sign variances on property located at the southeast corner of Sandy Lake Road and Denton Tap Road, was denied by the Coppell Planning and Zoning Commission (4-1) on Thursday, June 19,2008. As specified in Section 12-44-6.2 of the Zoning Ordinance, if you wish to appeal the decision of the Planning and Zoning Commission to City Council, a written request must be submitted to the Planning Department within 15 days of the Commission's denial action (12 noon, July 3rd, 2008); however, to present your case before the City Council at the July 8th, 2008 meeting, the written request must be submitted by June 25th, 2008. Please be advised that given the Commission's recommendation for denial, a % vote of Council (6 out of 7) is required to approve your request.
