Post Oak Road Houston, TX 77055 RE: Arbor Manors, Replat Dear Mr. Hale: This letter is to inform you that the Arbor Manors. Replat. to revise the previously approved replat to eliminate a 4,800-square-foot common area lot and to incorporate this area to enlarge and reconfigure five lots, and allowing the development of 73 single-family homes and ten common area lots on approximately 25.15 acres of property located south of Sandy Lake Road and west of Denton Tap Road, was unanimously approved by the Coppell City Council (5-0) on Tuesday, March 11,2008 subject to the following conditions: 1. Delineate a 40-foot front yard setback, and a 30-foot rear yard setback on Lots 1-5, Block E. 2. Delineate a 15-foot side yard setback on Lot 24, Block A. This replat must be submitted for signatures by City Officials within six months after approval by the City Council (September 12, 2008), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this replat not be prepared for filing, including obtaining the franchise utility signatures, until after receiving Engineering comments on the first review of the civil plans. After City signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department. Please see the enclosed checklist for the requirements for filing.
