PH Notice THE.CiTY.OF COPPELL NOTICE OF PUBLIC HEARING The Planning and Zoning Commission of the City of Coppell will hold a public hearing on Thursday, the 21st day of February, 2008. at 6:30 p.m., in the Coppell Town Center City Council Chambers for consideration of the Arbor Manors. ReDlat, to revise the previously approved replat to eliminate a 4,800-square-foot common area lot and to incorporate this area to enlarge and reconfigure five lots, and allowing the development of 73 single-family homes and ten common area lots on approximately 25.15 acres of property located south of Sandy Lake Road and west of Denton Tap Road, at the request of Matt Alexander, Dowdey, Anderson & Associates, Inc. All interested citizens of the City of Coppell and other parties of interest are invited to attend this public hearing and participate in the same. Any citizen of the City or other party of interest may also express his or her opinion concerning this request by letter addressed to the City of Coppell Planning Department, 255 Parkway Boulevard, Coppell, TX 75019. Persons owning property within 200 feet and within the original subdivision of the proposed replat are required by State law to receive notification of this hearing. According to the current tax records, you are the owner of property within 200 feet of the replat. Regarding this replat, Local Government Code Section 212.015 requires that you be advised of the following requirement of subsection (c): (c) If the proposed replat requires a variance and is protested in accordance with this subsection, the proposed replat must receive. in order to be approved, the affirmative vote of at least three-fourths of the members present of the municipal planning commission or governing body or both. For a legal protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land immediately adjoining the area covered by the proposed replat and extending 200 feet from that area, but within the original subdivision, must be filed with the municipal planning commission or governing body, prior to the close of the public hearing.
