Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the July 3, 2008
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
July 3, 2008 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, July 8, 2008 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG. TIF,
PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of
revised preliminary engineering and irrigation plans are required. Reductions
and electronic copies are not required of the engineering and irrigation plans.

Comments
1. No floor plans furnished for comments. Shell looks OK

1. The water plan should be included.
2. The easements will need to be abandoned by the plat.
3. The drainage will be evaluated further during
engineering plan review.
4. A sidewalk should be constructed along SH 121, an
easement should be provided.
1. Fire lane shall not be a dead-end. Loop the fire lane
around the building.
2. Fire hydrants shall be 3 to 6 feet from fire lane
easements. Hydrant at NW corner appears to be too far
from fire lane.
3. Elevations did not show the 'fire sprinkler room'. This
room is required to be accessible from the exterior of the
building. This room is required to be a min. of 56 sq ft
with the min. dimension of 7 feet.
4. Show FDC. Required to be within 50 feet of a fire
hydrant and on the same side of the fire lane.

Site Plan:
1. Data Table:
Add the square footage of the proposed uses:

Height 40 feet (instead of Area - 38 feet)
Proposed Parking:
There are 80 standard parking spaces shown
on the site plan (south of the building there are 7 spaces,
including the handicap - not 8 - revise note on site plan
also)
2. Depth of Parking Spaces: as correctly shown
along west property line (section A-A) a parking space
may be reduced to 17.5 feet if the 1.5 feet is designated
as landscaping in addition to the required perimeter
landscaping. However, along the southern property line
the parking space depth has been reduced, but has not
been compensated for in additional landscaping.
3. PO Conditions: add applicable PO Conditions
from PD-205-HC:
a. Minimum side, front and rear yards: 10 feet.
b. Landscaping Conditions:
i. A perimeter landscape buffer is not required for
the portions of lots abutting Plaza Boulevard.
ii. No perimeter landscaping shall be required

space calculations shall be computed on an overall (Lots
1 BR through 8X) basis.
4. Include PO Condition being requested:
a. Variance to Sec. 12-22-4. Parking
requirements, which requires that no more than 50
percent of the required parking shall be utilized in the
front yard, and no parking or loading shall be permitted
within 20 feet of the front property line.
b. Variance to Sec. 12-22-5. Type of exterior
construction:
requiring all structures to be 80 percent
masonry exterior exclusive of doors and windows.
" Exterior wall surfaces, other than a base color,
shall be permitted to exceed five percent of the surface
area of anyone fa<;:ade.
5. Provide one loading space with a minimum area
of 12' by 3D' as required in Sec. 12-31-3 of the Zoning
Ordinance.
6. This lot is within Dallas County only.
7. No additional monument signs are being
requested on this lot, if one is planned, include location
on the site plan, and elevation, color and materials on the
Elevation sheet.
Landscape Plan:
1. It appears that a different base map was used
for the landscape plan and the site plan, the number of
parking spaces (the size of the landscape islands) are
different as well as the alignment of the northern
driveway.. this effects the landscape calculations and
needs to be rectified.
2. Large Trees - 4 Cedar Elms Trees are required
and correctly indicated on the plan but only 3 are
included in the table.
3. As permitted in the PO "The required Interior
and Non-vehicular opens space calculations shall be
computed on an overall (Lots 1 BR through 8X) basis".
Provide tabulation as to where the 1,180 square feet of
"shortage" of Non-vehicular landscaping is being provided
elsewhere in this PD.
4. As correctly shown along west property line
(section A-A) a parking space may be reduced to 17.5
feet if the 1.5 feet is designated as landscaping in addition
to the required perimeter landscaping. However, along
the southern property line the parking space depth has
been reduced, but has not been compensated for in
additional landscaping.
5. Open Space Landscape Calculation: this
calculation is NET of the required interior and perimeter
landscaped areas.. it is assumed that the 33% is
percentage of the entire site that is landscaped, not just
the non-vehicular open space. Please revise.
Elevations:
1. The elevations indicate that there will be outdoor
seating/patio areas.. .if these are envisioned, they should
be indicated on the site and landscape plans.
2. Metal Awnings are specifically prohibited by the

specifically: "Sec. 12-22-5 Type of exterior construction.
5. Awnings are limited to canvas, or a lusterless,
non-metal material that closely resembles canvas, at least
98 percent of which is a single deep or neutral solid color.
The remaining up to 2 percent, if different, shall be
contrasting. Awnings shall not be backlit. However,
metal canopies, perpendicular to the fayade are
permitted. See attached exhibit.
a. Please specify all color and materials proposed
for the canopies and awnings.
3. Need to include elevations of the dumpster
screening.
4. Need to submit sign criteria for attached signs.
5. What material is intended for the round tower
features (eastern and southern corners)? Is it metal?
