Petterson 440 Leisure Lane Coppell, TX 75019 RE: PD-200R2-SF-12, Petterson Addition Dear Ms. Petterson: This letter is to inform you that Case No. PD-200R2-SF-12, Petterson Addition, zoning change request from PD-200R-SF-12 (Planned Development-200 Revised -Single Family-12) to PD-200R2- SF-12 (Planned Development-200 Revision 2-Single Family-12), to allow: realignment of the mutual access/fire lane easement; an exception to the garage access requirement that states garage access must only be accessed off of the alley; revised landscape plan and construction of four single-family homes on 2.27 acres of property, located along the north side of Sandy Lake Road, approximately 130 feet west of Summer Place Drive, was recommended for approval by the Coppell Planning and Zoning Commission (7-0) on Thursday, April 17, 2008, subject to the following conditions: 1. A Tree Removal permit is required prior to start of construction. 2. Add note on Site Plan: "Existing Conditions Modified by Underlining, Cross-Outs, or Added" 3. Eliminate "by the county" in condition 2. 4. Change "by" to "on" in first line of condition 4. 5. Add "R" to Lot 1 X in condition 5. 6. Remove prior Lemming Landscaping Plan from Sheet PL-Ol; correct spelling of "A pproved" . 7. Remove Sheets IR-01 and IR-02 from submittal. 8. Remove "Private Drive" from Sheet TR-02 and replace with "24 foot Fire Lane and Access Easement" . The date scheduled for consideration by the Coppell City Council is Tuesday, May 13, 2008, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24"x36" copies of the revised plans, reflecting the above-stated conditions on or before12 noon, Wednesday, April 30th, 2008. Also, please submit one jpg, tiff, pdf or similar electronic file.
