Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the April 3, 2008
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
April 3, 2008 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, April 8, 2008 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG, TIF.
PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of
revised preliminary engineering and irrigation plans are required. Reductions
and electronic copies are not required of the engineering and irrigation plans.

1. The existing 8" water line your are proposing to tap
into in Sandy lake Rd. is ductile iron, not PVC.
2. There could be a possible conflict with the sanitary
sewer and lot 59 of Summer Place.
1. Provide additional fire hydrant at the entrance to
the property.
2. Place 'note' on site plan stating - Parking within the
private drive (fire lane) is prohibited.
1. Tree Removal Permit required prior to start of
construction.

3/24/2008 SITE PLAN
1. Remove grading lines from Site Plan--too difficult
to see plan.
2. Show existing and this proposed Site Plan
side-by-side on one drawing.
3. Place PO Conditions on Site Plan; bold those that
change, Le. no alley access, or new conditions, i.e., 6
foot masonry wall on east property line, etc.
4. PO requires a 15 foot side yard on Lot #1.
5. Note 15 foot enhanced concrete entrance paver
band on all plans.
6. Clearly show type and length of screening wall on
north property line, and connection to east fencing.
7. Dimension distance from end of firelane/easement
to north property line.
LANDSCAPE PLAN
1. Change "Private Drive" to "24 Foot Fire Lane and
Access Easement" .
2. Provide some articulation to front entry fence as in
approved PO wall.
3. Lot 4 shows 80 feet from end of fire lane to north
property line, this plan shows 20 feet.
4. Add circular parking areas to this plan as shown on
revised Site Plan.
5. Explain cross-hatched area between Lots 3 and 4.
6. Show 15 foot enhanced concrete paver band at
entrance.
7. Clearly show type and length of screening wall on
north property line and connection to east screening
wall.
8. Dimension distance from end of fire lane/easement
to north property line.
