Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the August 7,
2008 Development Review Committee (DRC) meeting,
B. Each applicant will bring two new sets of revised plans and plat(s) to the
August 7,2008 ORe meeting, Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend this
meeting.
C. The applicant will have until noon, August 12, 2008 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG,
TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

7/28/2008 Preliminary Site Plan...
IT IS STRONGLY RECOMMENDED THAT THE
PRELIMINARY SITE PLAN BE REVISED TO BE IN
ACCORDANCE WITH ALL REGULATIONS OF THE
ZONING ORDINANCE. VARIANCES COULD ONLY BE
GRANTED THROUGH A REZONING TO A PD OR BOARD
OF ADJUSTMENT. STAFF WOULD NOT SUPPORT
EITHER OF THESE.
1. 2F-9 District requires the following minimums:
a. Front Yard - 30'
b. Side Yard - not adjacent to street - 10'
c. Side Yard - adjacent to street - 15'
d. Rear Yard - 20'
2. Two enclosed parking spaces (garage) is
required to be attached to the main structure. Additional
accessory buildings may be constructed in accordance
with the provisions of the Zoning Ordinance.
3. Indicate the proposed locations of fencing
adjacent to property lines brick fence similar to the fence
to the east is recommended.
4. Correct the proposed plat name
Minor Plat:
1. Include fence line setback along Ruby Road to
line up with existing fence to the east (and west?)
2. ADD Variance requested: Deletion of the alley
requirement.
3. Delete "To the best of my knowledge......
4. Utility Signature Block - revise TXU to Oncor
5. Under STANDARD NOTES please delete 1-4
(actually I assume #1 did occur - so its best we not
discuss it!) retain the "No access to Ruby Road and
Existing Structures to be Demolished"
6. Delete City Case No. XX-XXXXX in the Title

We will not allow this to be built as depicted on preliminary
site plan submitted.
Electric Jeff Curry 7/30/2008 Please contact Larry Redick at 972-323-8917 to discuss
electric service requirements.
Engineering Michael Garza 7/31/2008 1. Existing drives should be closed and poured back with
a curb.
2. If addressed off of Hawken, new taps and meters for
water and sewer will be required off of Hawken and the
existing services abandoned.
3. Drainage will be evaluated during engineering plan
review.
Fire Administration Tim Oates 7/31/2008 Based on the preliminary site plan, the new address will
be 551 Hawken.
Parks and Recreation John Elias 7/30/2008 1. Tree Survey is not acceptable.
2. Tree Removal Permit will be required prior to start of
construction.
