A representative of the project is required to attend this meeting. C. The applicant will have until noon, August 12, 2008 to submit 12-24' x 36' sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG, TIF. IT IS STRONGLY RECOMMENDED THAT THE PRELIMINARY SITE PLAN BE REVISED TO BE IN ACCORDANCE WITH ALL REGULATIONS OF THE ZONING ORDINANCE. VARIANCES COULD ONLY BE GRANTED THROUGH A REZONING TO A PD OR BOARD OF ADJUSTMENT. STAFF WOULD NOT SUPPORT EITHER OF THESE. 1. 2F-9 District requires the following minimums: a. Front Yard - 30' b. Side Yard - not adjacent to street - 10' c. Side Yard - adjacent to street - 15' d. Rear Yard - 20' 2. Two enclosed parking spaces (garage) is required to be attached to the main structure. Additional accessory buildings may be constructed in accordance with the provisions of the Zoning Ordinance. 3. Existing drives should be closed and poured back with a curb. 2. If addressed off of Hawken, new taps and meters for water and sewer will be required off of Hawken and the existing services abandoned. 3. Drainage will be evaluated during engineering plan review. Fire Administration Tim Oates 7/31/2008 Based on the preliminary site plan, the new address will be 551 Hawken. Parks and Recreation John Elias 7/30/2008 1. Tree Survey is not acceptable. 2. Tree Removal Permit will be required prior to start of construction.
