Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the September 4,
2008 Development Review Committee (ORC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
September 4, 2008 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, September 9, 2008 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG,
TIF, PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

1. When Lots on Block A and B are developed, they will
be responsible for the sidewalks.
2. The median should be changed to be a raised median.
3. Utility, drainage and easements will be evaluated when
more information is available on the development of the

This letter is to notify you that the enclosed Construction Plans have been revised in
accordance with your August 29, 2008 Review Memorandum. The following items have
been addressed as per the referenced review:
Electric
· Please contact Jeff Curry at 972-888-130 to discuss easement requirements.
Response: 10' Utility estimates added per On cor's request.
Engineering
. When Lots on Block A and B are developed, they will be responsible for the
sidewalks.
Response: The developer has been advised that as the lots develop they will
be responsible for sidewalks.
· The median should be changed to be a raised median.
Response: The median has been revised according to City of Coppell
Standards.
. Utility, drainage and easements will be evaluated when more information is available
on the development of the site.
Response: Noted.
· Is a decellane going to be provided?
Response: The developer does not intend to provide a deceleration lane at
this time.
. A sidewalk/utility easement may need to be required along BeltLine Rd.
Response: 10' Utility Easement added along Beltline Rd.

Response: Name has been revised to East Dividend Drive.
Planning Department
· Remove signature blocks.
Response: The signature blocks have been removed.
· Include "in the city of Dallas" after "Zoned OD-741".
Response: Notes: "in the city of Dallas" and in the City of Irving have been added.
· Include all existing right-of-way and label "to be abandoned" if that is the intention.
Response: Per the DRC meeting it is difficult to determine the status of the right - of-
way shown on the DCAD map. PK recommends a "Quit Claim" document be used to
abandon any right - of - way that may exist.
· Increase line width of property lines and fade out other line types and delete topo information.
Response: The line widths have been adjusted according to comment. Existing
contours have been removed as requested.
