GOAL(S): EXECUTIVE SUMMARY: The following P&Z condition remains outstanding: 1. The Replat of Lot 1 R, Block 1, Vaughan Addition is approved. FINANCIAL COMMENTS: On October 16, 2008, the Planning Commission unanimously recommended approval of this replot (7-0), subject to the above-stated conditions. Commissioners Frnka, Shute, Jetf. Haas, Sangerhausen, Kittrell and Shipley voted in favor, none opposed. Hearthstone Lane is a local 28-foot wide street built within a 50- foot right-of-way. ITEM # 11 Page 1 of 2 SURROUNDING LAND USE & ZONING: North - residential; SF-9 (Single Family-9) South - residential; SF-9 (Single Family-9) East - residential; SF-9 (Single Family-9) West - office; H (Historic) COMPREHENSIVE PLAN: The Comprehensive Plan, as amended, sh ows the property as suitable for residential uses. DISCUSSION: This is the second of a two-part request incorporating the 20-foot strip of land from Lot 1, Block 1 of the Vaughan Addition into Lots 3R, 4R and 5R, Block 1 of the Old Coppell Estates Addition. The first part was the division of 4,500 square-feet from the Vaughan Addition, reducing its size to 1.15 acres. Staff is recommending approval. as this is simply a 20-foot property line shift between two adjacent subdivisions. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff is recommending APPROVAL of Lots 3R, 4R & 5R, Block 1, Old Coppell Estates Replot subject to the following conditions: 1. The Replat of Lot 1 R, Block 1, Vaughan Addition is approved. 2. Remove the word "residential" from the plat title and remove from the signature blocks accordingly. 3. Rearrange signature blocks to include owner's signature and notary under the dedication language. ALTERNATIVES: 1. Recommend approval of the request 2. Recommend disapproval of the request 3.
