ADJUSTMENT ACTION WILL BE REQUIRED.
1. Regarding the question of reduction of side setback:
Staff cannot support a BOA request to reduce the setback
to 8 feet. Possibly, though, a case might be made that
since the lots effective buildable area has a useable
frontage of only about 250 feet along Bethel Road, a 25
foot (10%) setback might be more appropriate on the
west. This would still be a reduction from the actual 45
foot sideyard setback as required by ordinance.
2. There is some buildable (ie:flat) area on the property
east of the 20' proposed easement that runs north to
south. If a portion of the water line/easement could be
re-routed to east at the bulge, then there could be more
buildable (flat) area available to rotate the home and move
it to the east

Engineering M.Garza 8/28/2008 1. Turn off the complete topo and just label the floodplain
and the Base Flood Elevation.
2. The water and sewer line easement will need to be
abandoned by separate instrument.
3. A portion of the driveway along with the retaining wall
may encroach onto the floodplain. No fill or
encroachment is allowed in floodplain.
4. The utility plan will need to be provided by a
licensed/registered professional engineer.
5. There may be franchise utilities in the existing
easement. Franchise utility companies should be
contacted for relocating or abandoning their utilities.
6. What is the timeline for construction of this property?
Possible coordination with water line tie-in.
7. A 10' sidewalk/utility easement will be required along
the south east portion of the property.
Fire Administration Tim Oates 8/25/2008 1. Address shall be changed to 234 W. Bethel.
2. An automatic fire sprinkler system may be required for
this residence.
Parks and Recreation John Elias 8/25/2008 1. Tree Removal Permit required prior to start of
Construction.

1. Add: "Requested Variance to the Subdivision
Ordinance: Deletion of the alley requirement".
2. Add: Existing 1 00 year flood plain line on this
property and property adjacent to the west.
3. Delete: 2nd "Lot 1, Block A" in the City
Secretary's signature block.
6. Vicinity Map: Delete "Coppell" on the portion of
the street between Belt Line and Southwestern Boulevard..
this is actually Southwestern Boulevard.
Site Plan:
1. Note that this preliminary site plan is not being
approved through this platting process. Board of
Adjustment action will be required.
2. Is the access to Harris/Brock going to be
deleted? What is the purpose of the extension of the
driveway/paving north of the residence?
3. Vicinity Map: Delete "Coppell" on the portion of
the street between Belt Line and Southwestern Boulevard..

Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the September 4,
2008 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
September 4,2008 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, September 9, 2008 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG.
TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.
