RE: Bethel Road Manor. Lot 1. Block A. Minor Plat
Dear Mr. ~:
This letter is to inform you that the Bethel Road Manor. Lot 1. Block A. Minor
Plat. to establish a building site and setback lines to allow the construction
of a single-family home on 2.78 acres of property located on the north
side of Bethel Road, known as 234 W. Bethel Road. was approved by the
Coppel! City Council (6-0) on Tuesday, November 11,2008, subject to the
following conditions:
1. Contact Larry Redick at (972) 323-8917 to discuss electric service
requirements.
2. A tree removal permit will be required prior to start of construction.
3. Add the following standard "Floodway/Floodplain Note" to the
bottom of the plat:
NOTE:
The City of Coppell will not have responsibility for maintenance of the
f100dway /f1oodplain area as shown hereon. The maintenance for
these areas shall be the sole responsibility ot the individual lot owners
adjacent to said areas. These areas are to remain free ot
improvements that may obstruct the flow of storm water and
protected from potential erosion by the owners. No tences will be
allowed in the floodplain or any other structures (pools. decks,
gazebos, etc,) per the City's Floodplain Ordinance.
This minor plat must be submitted for signatures by City Officials within six
months after approval by the City Council. Mav 11. 2009. or it shall be
deemed null and void and resubmittal shall be required. It is
recommended that this minor plat not be prepared for filing, including
obtaining the franchise utility signatures. until after receiving Engineering
comments on the first review of the civil plans. After City signatures have
been procured, it is the applicant's responsibility to file the document with
the Dallas County Plat Records Department. Please see the enclosed
checklist for the requirements for filing.
