This letter is /0 inform you that Case No. PD-161 R2-SF-12, stratford Manor, zoning
change request from PD-161-SF-12 (Planned Development District-161-Single Family-12)
to PD-161 R2-SF-12 (Planned Development District-161 Revision 2-Single Family-12) to
allow a concrete block wall within and a gazebo roof to overhang the 20-foot buffer
area, as specified in Section 2(D) of Ordinance #91500-A-177, along the rear of Lot 12,
Block A, property known as 709 Stratford Lane, was recommended for approval by the
Coppell Planning and Zoning Commission (7-0) on Thursday, October 16, 2008, subject
to the following conditions:
1. Amend the PD to allow this CMU screening fence on this lot.
2. Owner will procure a building permit for the fence, and arbor.
3. It is established the arbor is not infringing on the 20-foot rear setback.
The date scheduled for consideration by the Coppell City Council is Tuesday, November
11, 2008, at 7 p.m. A representative for this case must be present at this meeting, which
will be held in Council Chambers at City Hall. Failure to represent this item may result in
the denial of this application. City Council has instructed staff to include in its agenda
packets only those items that accurately reflect conditions as recommended by the
Planning and Zoning Commission. Therefore, please submit to the Planning Deportment
three (3) 24" x 36" copies of the revised plans, reflecting the above-stated conditions on
or before 12 noon, Wednesday, October 29th, 2008. Also, please submit one (1) 8V2" x 11"
paper reduction of each revision, along with one jpg, tiff, pdt, or a similar electronic file.
