LEGAL DESCRIPTION
BEING a 1.424 acre tract of land situated in the John E. Holland Survey, Abstract No. 614,
Dallas County, Texas, said tract being all of Magnolia Fisheries, an addition to the City of
Coppell, as recorded in Volume 2001110, Page 43, Map Records Dallas County, Texas
(M.~.D.C. T.), and all of a tract of land described in deed to Wingo Properties, LLC, as
recorded in County Clerk Document No. 20080122096, Deed Records Dallas County, Texas
(D.R.D.C. T.), said tract being more particularly described as follows:
BEGINNING at a set "X" cut on the west right-of-way line of Coppell Road (variable width),
said corner being on the south line of said Magnolia Fisheries and the north line of a tract
of land described in deed to Texas Power & Light Company, as recorded in Volume 84130,
Page 1578, D.R.D.C. T., said corner being the southwest corner of a R.O. W. dedication, as
recorded in Volume 99126, Page 2814, D.R.D.C. T;
THENCE West, departing said west right-of-way line and along the south line of said
Magnolia Fisheries and the north line of Texas Power & Light tract, a distance of 217.00
feet to a 1/2-inch set iron rod with a cap stamped "RPLS 5439" cap for the southwest
corner of said Magnolia Fisheries and the southeast corner of the aforementioned Wingo
Properties tract;
THENCE South 89 degrees 34 minutes 04 seconds West, along the south line of said Wingo
Properties tract and the north line of a tract of land described in deed to Texas Power &
Light Company, as recorded in Volume 86214, Page 2064, D.R.D.C. T., a distance of 199.59
feet to a found aluminum disc for the southwest corner of said Wingo Properties tract and
the northw'est corner of said Texas Power & Light tract;
THENCE North 02 degrees 43 m inu tes 39 seconds East, along the west line of said Wingo
Properties tract, a distance of 152.15 feet to a 1/2-inch set iron rod with a cap stamped
"RPLS 5439" cap for the northwest corner of said Wingo Properties tract;
THENCE South 89 degrees 51 minutes .34 seconds East, along the north line of said Wingo
Properties tract, a distance of 192.34 feet to a 1/2-inch found iron rod for the northeast
corner of said Wingo Properties tract and the northwest corner of said Magnolia Fisheries;
THENCE East. along the north line of said Magnolia Fisheries, a distance of 215.30 feet to a
1/2- inch found iron rod for the northeast corner of said Magnolia Fisheries, said corner
being the northwest corner of the aforementioned R.O. W. dedication, as recorded in Volume
99126, Page 2814, D.R.D.C. T, said corner being on the west right-of-way line of said Coppell

THENCE South 00 degrees 38 minutes 58 seconds East, along said west right-of-way line, a

and accommodation of the City of Coppell and all public utilities desiring to use or using same. All and any public utility and the City
