RE: CASE NO: ZC-623, East Bethel Road
Dear Ms. Bailey:
This letter is to inform you that Case No. ZC-623, East Bethel Road, zoning change
request from R (Retail) to SF-12 (Single Family-12) to allow the construction of a single-
family home on property located on the north side of Bethel Road, approximately 315
feet east of Denton Tap Road, was approved by the Coppell City Council (6-1) on
Tuesday, December 9, 2008, subject to this property being re-platted to insure an SF-12
buildable area can be accommodated, prior to the issuance of a building permit for a
single family home on this property. The replat shall include the following:
1. Revised Flood Plain, grading and drainage plans which defines the buildable
area within this lot.
2. Tree Survey/Tree Removal Permit.
3. Request for a waiver of the alley requirement.
4. Payment of Impact Fees.
In order to prepare an Ordinance, we need to assemble appropriate documentation.
When this has been completed and Council has approved the Ordinance, a copy will
be sent to you.
As a reminder, the zoning change sign can now be returned to the Planning
Department for your deposit reimbursement of $150.
