COKER Company 2700 Swiss Avenue, Ste. 100 Dallas, TX 75204 RE: CASE NO: ZC-623, East Bethel Road Dear Ms. Bailey: This letter is to inform you that Case No. ZC-623, East Bethel Road, zoning change request from R (Retail) to SF-12 (Single Family-12) to allow the construction of a single- family home on property located on the north side of Bethel Road, approximately 315 feet east of Denton Tap Road, was recommended for approval by the Coppell Planning and Zoning Commission (7-0) on Thursday, November 20, 2008, subject to this property being re-platted to insure an SF-12 buildable area can be accommodated, prior to the issuance of a building permit for a single family home on this property. The replat shall include the following: 1. Revised Flood Plain, grading and drainage plans which defines the buildable area within this lot. 2. Tree Survey/Tree Removal Permit. 3. Request for a waiver of the alley requirement. 4. Payment of Impact Fees. The date scheduled for consideration by the Coppell City Council is Tuesday, December 9, 2008, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall.
