Sprouts Dear Mr. Newberry: This letter is to inform you that Case No. S-1249-C, Sprouts, zoning change request from C (Commercial) to S-1249-C (Special Use Permit-1249- Commercial), to allow a 28,887-square-foot grocery store to occupy a portion of an existing building, to modify the front elevations and add two trellis structures to the front of the building, located at 110 W. Sandy Lake Road, Suite 180, was recommended for approval by the Coppell Planning and Zoning Commission (7-0) on Thursday, November 20.2008, subject to the following conditions: 1. Reconcile the inconsistencies between the floor plan and the elevations and the color elevations vs. the black and white elevations. 2. Correct the following drafting errors on the site plan: a. Revise/correct the scale of the drawing. b. Correct square footage of lease space (28,092 and 28.887 both appear on the site plan) c. Delete/revise various random symbols which appear on the plan but are not included in the Notes. d. Resolve all the inconsistencies in the parking counts and tabulations on the site plan (parking row counts), SITE DATA TABLE and the PARKING CALCULATIONS. The date scheduled for consideration by the Coppell City Council is Tuesday, December 9, 2008, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission.
